    PITA Eviction.

    My question is about evictions. We act as landlords for a 4 rental unit. Our landlords live in AZ. A couple who turned out to be dope dealers, lied to get in, one month later; they tried to give me half the rent( well, I'm gonna gonna..) I said, bring the entire amount when you get done gonna.

    Long of the short, no rent. Knocked on the door, peek out the window no answer. So I tape the 3 day notice to quit or pay rent on the door and e mail to the land lords. Question is, if they do not vacate in 3 days what happens?

    There is no rental agreement or lease, only a rent receipt. Thanks for input.

    I dont know what state you live in, but ive never heard of a 3 day notice of eviction. Its always been a long process than that as far as I know. If they have very young children it will take much longer in most states.

    There are going to be differences from state to state, but I think 30 day notice is pretty standard. I have no idea about the laws in Florida, or the effect not having a lease has on it. I would think that having a lease, you could make it easier by setting the terms for it, but again, I can't say for sure.

    Just looked up some more on this. The process cost around 300 $'s and is a pain the ass.Takes about 40 days.

    The landlord will foot the bill. I never want to be one. People $#@! you over and destroy your property and are lowlife scum. Then you have to clean up there mess.
