I have known people that do Section 8 housing. They like the idea that they get their checks from the government every month instead of trying to collect from tenets that answer their new iphones to say they don't have the rent.
But trying to get rid of a destructive tenet or one that disturbs the other tenets is near impossible and has additional steps added to the normally difficult process. For every tenet that does not think they should be treated poorly, there is a landlord that thinks he should not be treated so poorly.
In most businesses you can refuse to sell to a customer. As a landlord in these situations you can be forced to continue selling to a customer that not only refuses to pay but destroys your assets. So, you should also feel bad for the building owner when his building gets burnt down.
