    This is going to depend on the cities. The saving grace for many will be the Medical Communities and they are all growing.

    If the city is not riddled with Crime, Homelessness, and overrun by illegals. Or should I say if it is not run by socialist democrats. there will be opportunities.

    In GR mi we have a democrat mayor, but he is much like the democrats of old or what was once known as a blue dog Democrat.

    We are currently starting the process of acquiring 2 rather large office structures with the idea of turning them into Luxury (upper floors) and mid-priced (middle floors) with retail space and one of our restaurants in the ground floor. Now these are not huge buildings one is 5 floors the other is 8

    The process is not easy as you have to find homes for the businesses that are currently there, but most are looking to downsize their space anyway. The current owners are in default.

    but GR has a great sports, entertainment, and business venue. they are also installing a river walk in the coming years.

    IF you can get the right deal and tax abatements. I think that you can make money with the right housing.

    I believe many large cities, especially costal, may have outlived their usefulness. especially given all their ills like crime

    Time to Restructure Failing BART System

    I don't know how corrupt NYC is, but our BART system in the San Francisco Bay Area has an average wage for BART employees of $163k per year. That's pretty close to the pay of a member of Congress for driving a train--that could be automated, I assure you.

    Anyway, there is a massive fair jumping problem they won't address, because it's mostly black people who do it. There's also a big problem with homeless people camping out on the trains. So between crime, drugs, urine and feces, people just don't want to deal with that anymore. Working from home is better for the environment, as people aren't driving cars all over the place. However, that brings down gas tax revenue, which they made up for in California by raising the gas tax again.

    How much are you paying in taxes and fees for gasoline in California?

    All told, the fees come to 38.9 cents per gallon.

    Add that to the 79.6 cents in taxes, and California drivers pay $1.185 — or rounded to $1.19 — per gallon in taxes and fees.

    If there is plenty of entertainment and activities available, there will always be people who prefer to live in the urban jungle, at least until they get older and perhaps would then enjoy a quieter lifestyle. Perhaps we will see urban farms in some of those office towers.

    Some will. When you can live, work, and be entertained within walking distance it is better than if you only have 1 or 2 of those together. My question remains: will enough live there to keep the city non-ghetto (in the areas that are nice pre-COVID).

    If there are enough immigrants. Immigrants from many parts of the world (including Europe) are accustomed to apartment living, so they would be happy to live in an urban environment.
